Arden Group focuses on the larger US real estate markets with positive demand factors and then invests in high quality properties with untapped value while utilizing our operating skills and creativity in seeking to achieve superior returns for our investors.

History

Arden Group was founded in 1989 by Craig A. Spencer, our Chairman and CEO. Over its 29-year operating history, Arden Group has evolved from a third-party asset manager and operating partner to a direct investor and discretionary fund manager with value-add equity and debt investment platforms.

Our investment management business began in 1990, when Arden Group began serving as an asset manager for the FDIC, RTC and lending institutions, having managed in excess of $5 billion of CRE assets. In the early 1990s, Arden Group began acquiring and operating properties in joint ventures with high net worth and institutional investors.

In 2012, Arden Group launched its private equity fund management business with Arden Real Estate Partners I, L.P. – (“AREP I”), a $66 million discretionary fund targeting value-add investment opportunities. AREP I became fully invested in 2014 with six assets having aggregate invested value of approximately $240 million. In 2015, we began investing Arden Real Estate Partners II. L.P. (“AREP II”), with $185 million of committed discretionary capital. In 2016, Arden Group augmented its equity business with the launching of Arden Credit Fund, LP, a debt investment fund that will provide financing for value-add real estate projects.  Arden Group was also ranked #5 in Preqin (2015) Top 10 Best Performing Closed End Private Real Estate Funds.

Today, Arden Group  is a vertically integrated real estate fund platform with a team of seasoned professionals. As an owner-operator, our functional expertise includes acquisitions, development, repositioning, restructuring, property and asset management, financing, operations, title servicing, engineering and dispositions. While we have investment experience in all major property types, Arden Group has in-house operating capabilities for office, hotel, and high-rise residential assets. Our debt investment professionals are skilled in loan origination and acquisition, structuring, syndication, financing, asset management and workouts.

The network of industry relationships that we’ve established over our 29-year history provides key resources for our off-market transactions.
